Leasehold or freehold is the whole question
The jump from a few hundred thousand to a few million is almost entirely land. A leasehold car wash is a business: you buy the equipment, the fit-out and the trade, and you inherit the lease and its remaining term. A freehold site is a business plus commercial property, and it funds completely differently.
On a leasehold deal the lease term is the risk. A site with three years left and no options is worth materially less than the same trade with ten, because everything you build sits on someone else's land and can be handed back. Read the lease before the P&L.
Hand wash or automated
Hand wash sites are labour businesses. They start cheap, they scale on staff, and the operator is usually managing a roster rather than a machine. Margin lives or dies on wage cost, so a listing that looks strong on takings can be thin once the roster is real.
Automated sites invert that. The capital cost is the point: bays, tunnels, pumps, dryers and water recycling plant, all of which wear and all of which eventually need replacing. Ask the age of the plant and when it was last refurbished, because a cheap automated site is often one carrying a capital bill the seller has decided not to pay.
Financing a car wash purchase
A freehold purchase is property-backed lending, which is the sharper end of the market and generally prices from roughly 6% to 9% p.a. because the lender holds real security. A leasehold purchase is business acquisition lending against goodwill and equipment, and without property behind it that typically sits closer to 9% to 13% p.a.
The wash plant itself can often be funded separately as equipment finance, and where a site needs new bays or a plant refurbish soon after settlement, it is worth arranging that at the same time rather than going back for it six months later. More in our guide to property-backed business loans.
