What it costs to buy a coffee van business in Australia
Coffee van businesses on nine open Australian listings ask from $19,000 for a fitted coffee caravan sold without a business to $269,000 for three vans turning over $436,574 a year. Six of the nine ask $59,000 to $155,000. The price is the vehicle and machine plus goodwill from routes or bookings, and council permits often do not transfer.
A coffee van business is three things sold together: a vehicle and espresso machine that a lender can value, a set of routes or bookings that the vendor says are worth money, and a council permit that may not move to you. That is why a fitted caravan can ask $19,000 while three vans on a 40-stop weekday route ask $269,000. This guide sets out what nine open listings across four states ask, what the price is made of, what vans turn over and net where vendors publish it, the permit rules, and how the purchase is funded.
What coffee van businesses sell for
Buyers are usually baristas going out on their own, who want a route; cafe owners adding a mobile arm, who want a fitted van and event work; and event caterers, who want a trailer with bookings. If you are weighing a fixed shop instead, read our guide to buying a cafe. To build a van from scratch, see what a food truck costs.
Coffee vans are thinly listed. BusinessForSale's coffee van category showed 26 listings on 22 October 2026, but five were buyers wanting a van, and after removing duplicates, cafes and food trucks we counted about nine coffee van, trailer or caravan businesses, one marked sold. The table covers seven of them plus two on Bsale. Figures are the vendor's, indicative market data and not Ventas offers.
| Listing | What is sold | Turnover or profit shown | Sites, permits and rent shown | Asking price |
|---|---|---|---|---|
| Melbourne south-east, VIC (Bsale 687258) | Three fitted vans, trading since 2012, two full-time and two part-time or casual staff | FY2026 turnover $436,574, net profit $165,171 | About 40 weekday business stops plus 8 real estate firms. No commercial lease or rent. Permits Not disclosed | $269,000, vans and equipment valued at about $200,000 |
| Brunswick, VIC (Bsale 685398) | 2023 coffee and food trailer, tow vehicle not included | Not disclosed | Not disclosed | $48,000 plus GST, sold as a chattel sale |
| Carlingford, NSW (Bsale 582612) | Two vans: a weekday commuter van and a corporate events van | Commuter van $3,700 a week turnover. Profit a week: about $920 and $600 under management, about $1,800 and up to $800 as owner-operator | Council-approved site for the commuter van only. Rent Not disclosed | $130,000, vans valued at $140,000 combined |
| Byron Bay, NSW (BusinessForSale W202609240002) | Piaggio Ape coffee cart with prepaid catering packages, by booking only, set up October 2022 | Not disclosed | Mobile, so no rent. Permits Not disclosed | $59,000 |
| The Rocks, NSW (BusinessForSale W10055) | Ice cream and coffee trailer (2021 Foxy trailer), listed as coffee machine exclusive | Revenue $250,000 to $500,000 and profit $100,000 to $200,000, as listing ranges | Site text is dated to the end of August 2025. Permits Not disclosed | $60,000 with brand and ice cream, or $22,000 for the trailer only |
| Brisbane region, QLD (BusinessForSale 36428) | Retro food and coffee trailer for markets, festivals and sporting events, with two generators and a solar battery setup | Turnover Not disclosed. About $300,000 in confirmed 2026 bookings | Permits Not disclosed. Income quoted for two people working three days a week | $139,000 |
| Brisbane CBD, QLD (Bsale 685395) | Mobile donut, hot dog and coffee vendor with a semi-automatic coffee machine | Not disclosed. Gross margin above 50 per cent claimed | Markets, festivals, corporate and sporting events. Permits Not disclosed | $95,000 |
| Golden Beach, QLD (BusinessForSale W202610030003) | 2012 caravan with a 2 group Expobar machine, two grinders, fridge and generator, not sold as a business | Not applicable | No permits in place | $19,000, negotiable |
| Perth region, WA (BusinessForSale PBBplatinumbusiness_51_496) | Cafe plus two food and coffee vans for events | Not disclosed | Cafe rent $1,219.30 a month plus GST and outgoings. Vans may be sold separately | $155,000 including stock |
Three things stand out. Price follows the route, not the vehicle. Melbourne's three-van weekday route asks $269,000, the Byron Bay cart asks $59,000, and the Golden Beach caravan, sold without a business, asks $19,000. Few listings come with a right to trade. Only Carlingford mentions a council-approved site, and for one van, so most buyers must secure somewhere to park. Profit is rarely published. Only Melbourne and Carlingford give profit figures, and The Rocks gives ranges, so treat the table as a list of questions for the vendor, not a price list.
What the price is made of
A coffee van price splits into the vehicle, fitted equipment, goodwill and stock. Lenders value the van and machine at what a used buyer would pay, not at the vendor's number.
| Part of the price | What it is | Price points seen |
|---|---|---|
| Van or trailer | The vehicle, with or without the coffee fit-out | Carlingford values its two fully equipped vans at about $80,000 and $60,000. Brunswick asks $48,000 plus GST for a 2023 trailer. The Rocks asks $22,000 for a 2021 trailer alone. Melbourne values three vans plus assets and equipment at about $200,000 |
| Espresso machine | A commercial machine, new or used | KW Commercial's range of 35 traditional machines on 18 August 2026 ran from $4,708 to $24,649 ex GST, median $8,414. A new Wega Atlas Compact 2 Group is listed at $6,499 including GST |
| Grinder, fridges, power and water | Often not itemised in listings | The Golden Beach caravan lists a 2 group machine, two grinders, a fridge, a 300Ah lithium battery, a 3,000W inverter, a generator and three water tanks inside its $19,000 |
| Cart instead of a van | The cheapest way to start trading | A new 1.2 metre stainless cart with a 1 group machine and an automatic grinder is $13,200 including GST (DiPacci) |
| Goodwill | Routes, host sites, customers, bookings and brand | No listing prices it separately. Melbourne's $269,000 less about $200,000 of assets leaves about $69,000 (our arithmetic) |
| Stock | Milk, beans, cups and food | Perth includes stock in its price. Most other listings do not say |
Three checks before you accept the split. What is included. The Rocks lists the coffee machine as exclusive, Brisbane CBD does not itemise its vehicle, and Brunswick does not itemise its equipment. GST. Brunswick's $48,000 is plus GST because it is a chattel sale, about $52,800 with GST (our arithmetic). Most listings do not say, so ask each seller and ask your accountant. The vehicle. Ask for the registration, VIN, service history and roadworthy, gas and electrical certificates.
What a coffee van turns over and nets
Only Melbourne and Carlingford publish profit figures, and both are the vendor's.
| Listing | Turnover shown | Profit shown | Asking price | Price against it (our arithmetic) |
|---|---|---|---|---|
| Melbourne south-east, VIC | FY2026 $436,574 (FY2025 $413,223) | FY2026 $165,171 (FY2025 $162,134) | $269,000 | 1.6x FY2026 profit, 0.62x turnover |
| Carlingford, NSW | $3,700 a week for the commuter van, not shown for the events van | About $920 and $600 a week under management, about $1,800 and up to $800 as owner-operator | $130,000 | About 1.0x to 1.6x annual profit of $79,040 to $135,200, if the weekly figures held for 52 weeks |
| Brisbane region, QLD | About $300,000 in confirmed 2026 bookings | Not disclosed | $139,000 | 0.46x confirmed bookings, which are not profit |
Bsale says mobile food and coffee van businesses are appraised on a multiple of the owner's net profit, with the cost of the vehicle taken into account and some weight on whether the van stays put or moves. We found no published market multiple for coffee vans, so the range above comes from two listings and is a sanity check, not a rule.
Test the profit three ways. Ask whether it is before or after an owner's wage: Melbourne's margin works out at 38 per cent (our arithmetic) with four staff on the books. Reconcile it to lodged BAS, bank statements and card terminal reports. And ask how much depends on the vendor. Melbourne offers a month of handover and Byron Bay includes training, but a route that rests on the vendor's personal relationships can leave with them.
Permits, sites and what does not transfer
A coffee van needs the right to trade somewhere. Councils issue public-land permits one council area at a time, and the permit is the part buyers most often assume comes with the van. Fees below are as published on 22 October 2026 and differ by council.
| Council | Fee shown | What the page says |
|---|---|---|
| City of Casey, VIC | $155 application, non-refundable. $3,260 a year for mobile food vendors such as coffee or ice cream vans | Permits last 12 months. They cannot be transferred when a business is sold, so the buyer applies for a new one |
| Brisbane City Council, QLD | $167.70 application. Occupation fee a year: $471.60 (Tier 1), $1,729.20 (Tier 2), $2,305.60 (Tier 3) | Covers coffee carts. Membership is tied to a registered, self-sufficient vehicle. The page does not say whether it transfers |
| City of Sydney, NSW | $400 for a food van approval, which includes a coffee van ($600 for a food truck) | Needs NSW registration, $10 million insurance certificates, a food safety supervisor certificate and a Sydney Water trade waste permit. The page does not say whether it transfers |
Private sites, such as an office car park or a market, depend on written agreements with the site owner or organiser. Ask whether they pass to you or are personal to the vendor. The Brisbane region trailer cites about $300,000 in confirmed 2026 bookings, which are worth money only if the organisers accept you. Make settlement conditional on your own permit or on signed site agreements.
Mobile does not mean no rent. An inner Sydney van listing, now under contract, shows $200 a week for storage, charging and fridges (Bsale 685832). Ask where the van is kept and charged.
Financing a coffee van purchase
Lenders treat the pieces of a coffee van sale very differently. The van and machine are tangible, have a resale market and can be registered on the PPSR, so equipment finance is the usual way to fund them. Goodwill is harder. It rests on a route, host sites or bookings that the vendor controls, and on a permit that may not move to you. CreditorWatch measured a 12.03 per cent closure rate for cafes, restaurants and takeaway businesses in the 12 months to July 2026, against 6.69 per cent across all industries. Expect to fund part of the goodwill yourself, and note that some lenders will not write a separate acquisition loan for a small goodwill amount. Ventas is a finance broker, not a lender, so we do not quote rates here. They change with the lender, the security and the file.
Illustrative only, subject to lender assessment. A single-van route business at a $120,000 asking price:
| Item | Amount |
|---|---|
| Van with fitted espresso machine, grinder and fridges | $70,000 |
| Goodwill: route, host sites and customer list | $48,000 |
| Stock at valuation | $2,000 |
| Asking price | $120,000 |
| Legal, accounting and due diligence | $4,000 |
| Permit, registration, insurance and signage | $4,000 |
| Working capital buffer for fuel, milk, repairs and slow weeks | $10,000 |
| Total cash needed, before any state duty | $138,000 |
And how it is typically funded across lender types:
| Funding layer | Amount | What it covers | Secured on |
|---|---|---|---|
| Equipment finance | $45,000 | Part of the van and fitted machine | The van and fitted equipment |
| Business acquisition loan, where a lender will write one this size | $20,000 | Part of the goodwill | Business assets, personal guarantees, site agreements |
| Your funds: savings or a property-backed loan | $73,000 | Rest of the van and goodwill, stock, costs and working capital | Cash, or your home or other property |
| Total | $138,000 |
Lender debt in the first two rows is $65,000, a little over half the asking price. Equipment finance is valued on what the used van and machine would resell for, which can be less than the vendor allocates. A property-backed loan can fund the gap, or most of the purchase, because the lender relies on the property instead of the van. The cost is that your property is at risk if the business fails.
What makes a coffee van deal fundable:
- Trading evidence. Two years of BAS, bank statements and card terminal reports that match the vendor's turnover and profit.
- Right to trade. A council permit in your name, or signed site agreements and event contracts that pass to you.
- The vehicle. Registration, VIN and compliance certificates, at a price the lender can support.
- Your experience. Barista or hospitality experience, plus a vendor handover.
- Security. Property, cash or other equipment you can put in.
- Owner dependence. Customers who stay when the vendor leaves.
To get a number from Ventas, send the listing and what is included, the split between vehicle, equipment and goodwill, two years of BAS, the permit or site agreements, your experience and the security you can offer. Frequently asked questions
How much does a coffee van business cost in Australia?
Across nine open listings, asking prices run from $19,000 for a fitted coffee caravan sold without a business to $269,000 for three vans with stated profit of $165,171 a year. Six of the nine ask $59,000 to $155,000. Add GST where quoted, stock, permits and working capital.
Does a council permit transfer when I buy a coffee van?
Often not. The City of Casey says a street trading permit cannot be transferred when a business is sold, so the buyer applies for a new one. Brisbane ties its approval to a registered vehicle, and Sydney's page is silent. Ask the council in writing and make settlement conditional on your permit.
How is a coffee van business valued?
Bsale says appraisals use a multiple of the owner's net profit, with the cost of the van taken into account. We found no published market multiple. Two listings here work out at about 1.0x to 1.6x stated annual profit (our arithmetic), and vendor profit needs testing against BAS and bank statements.
How much does a commercial espresso machine cost?
KW Commercial's range of 35 traditional machines ran from $4,708 to $24,649 ex GST on 18 August 2026, with a median of $8,414. A new Wega Atlas Compact 2 Group is listed at $6,499 including GST. The grinder is a separate cost, and these are retail prices, not the whole market.
Can I get finance to buy a coffee van business?
Often for the van and machine, as equipment finance secured on the vehicle. Goodwill is harder, because it rests on routes and bookings the vendor controls and on permits that may not transfer. Expect to fund part yourself with savings or property security. Approval depends on trading history, experience and your right to trade.
