Finance question
Can I get finance to buy a butcher shop?
Often, but not always, and expect to fund a large share yourself. Lenders usually limit loans on a butcher shop to 50 to 70 per cent of the price, with the cool rooms, saws and display fridges financed against the equipment and the goodwill the hardest part to fund.

The short answer
The gear is easy to fund and the goodwill is not
A butcher shop looks like food retail with real equipment behind it, and lenders split the purchase accordingly. Band saws, mincers and display fridges resell, so equipment finance on the plant is straightforward. The goodwill is harder, because a trade that often rests on the owner's knife skills is difficult to value as security. The guide notes lenders usually limit loans to 50 to 70% of the purchase price (butcher shop guide), and some will decline the goodwill altogether.
Price follows profit, not takings. Trading shops on live listings run from $145,000 plus stock for a suburban shop taking $14,000 to $15,000 a week to $540,000 plus stock for a large-format butchery. Published guidance puts butchers at 0.75 to 2 times owner's earnings, and Blacktown asks $190,000 plus stock on about $130,000 a year of profit. Equipment is a real number too: a three-phase band saw lists at $15,900 ex GST and a standard modular cool room at $6,000 to $15,000, so a shop with current gear is worth more than one that needs replacing.
Ventas is a broker across 40+ lenders, with no upfront fee to you; the lender pays us at settlement. We usually structure it as a business acquisition loan on part of the goodwill, equipment finance on the movable plant, and your own funds. If your deposit is short, a property-backed loan against your home or another property can fund the gap. Meat licences generally do not transfer to a new owner, so make settlement conditional on the licence and the landlord's consent.
Do you qualify?
What a lender looks at on a butcher shop purchase.
Trading history
Two to three years of financials that match BAS and bank statements.
Lease term
A committed term at least as long as the loan, with landlord consent.
Meat retail experience
A clear answer on who holds the knife skills on day one.
Plant list with ages
Equipment finance is valued on what used gear would resell for.
Why a split structure works for a butcher
Equipment is its own security
Saws, mincers and fridges can be financed against themselves.
Goodwill is funded in part
A smaller acquisition loan covers only what the gear cannot.
Equity closes the gap
Your property can be the deposit when savings fall short.
A worked example
A buyer is looking at a butcher shop asking $190,000 plus stock. A lender advances 60 per cent, the middle of the usual 50 to 70 per cent range, which is $114,000, leaving $76,000 of the price to fund. Stock at valuation, legal costs and working capital come on top. The buyer covers the gap from savings and a loan against their home. Illustrative only.
Common questions
Frequently asked questions
How much of a butcher shop can I borrow?
Lenders usually limit loans to 50 to 70 per cent of the purchase price. Goodwill is the hardest part to fund and some lenders will decline it, so plan on funding a large share yourself.
Can I finance the cool room and equipment separately?
Often, for movable gear such as band saws, mincers and display fridges. A built-in cool room or fit-out is harder to fund because it stays with the premises and resells poorly.
Does the meat licence transfer to me?
Usually not. Victoria and Queensland say licences and accreditation cannot be transferred, so the buyer applies for their own. Make settlement conditional on it.
Do I need to own property?
No, but property helps. A loan secured on your home or another property can fund the deposit gap, because the lender relies on the property instead of the shop. The property is at risk if the shop struggles.
