Finance question
Can I finance warehouse racking and fit-out?
Yes. Pallet racking, forklifts and the warehouse fit-out can usually be financed together, up to $500,000 in one facility, with the equipment as security. A new 2.5 tonne forklift lists at $17,900 to $39,900, and larger fit-outs or fixed building works may need a deposit or property security alongside, subject to lender assessment.

The short answer
Racking, forklifts and fit-out can sit in one deal
A racked warehouse is a set of linked purchases: pallet racking and install, something to lift the pallets, and the fit-out around them, such as lighting, an office, dock equipment and safety gear. Lenders often treat most of it as equipment with its own value, so it can be financed in one facility instead of three. The forklift is the easiest piece to price. A new 2.5 tonne LPG or diesel counterbalance runs $17,900 to $39,900 depending on brand, a new lithium electric counterbalance $23,089 to $41,041 for Chinese-built machines and $45,000 to $65,000 for premium brands, and a ride-on reach truck for narrow aisles $40,000 to $80,000 plus (forklift prices guide).
The building side has its own numbers. The construction cost guide puts a 4,500 square metre warehouse at $840 to $1,960 per square metre to build and a standard lettable-spec warehouse at $1,500 to $2,500, with attached air-conditioned offices priced separately at $1,980 to $4,100 per square metre of office area (construction cost guide). Those are building rates, so a tenant fitting out a leased warehouse will not pay them, but they are a useful benchmark for sanity-checking a quote for fixed works. Neither guide publishes a racking rate, because it turns on pallet positions, beam heights and load, so get an installer's itemised quote before you apply.
Structure matters more than the headline price. Racking, forklifts and mezzanines are equipment a lender can value, so they sit on a chattel mortgage, with forklifts typically written over two to seven years (forklift guide). Fixed works such as electrical, slab changes and partitions are weaker security, so that portion may need a deposit or property behind it, and a short remaining lease can limit what a lender wants to fund. The lease
A term long enough to justify the spend, with landlord consent for fixed works.
Customers or contracts

Why warehouse equipment finances well
Assets with a market
Forklifts and reach trucks are common assets with an active resale market.
One facility
Racking, machines and fit-out together instead of three separate deals.
Cash stays in stock
Capital stays for inventory and wages rather than being tied up in racking.
A worked example
A distributor takes a 2,000 square metre warehouse and quotes $140,000 for pallet racking and install, a new Toyota 2.5 tonne diesel forklift at $39,900, and $50,000 for lighting, an office and dock fit-out, a total of $229,900. The lender funds $200,000 against the equipment, and the owner covers the $29,900 gap from cash. Illustrative only.
Common questions
Frequently asked questions
Can I finance pallet racking?
Yes. Racking is usually treated as equipment and can be financed on its own value or together with forklifts and the fit-out, up to $500,000 in one facility, subject to lender assessment.
How much does a forklift cost for a new warehouse?
A new 2.5 tonne LPG or diesel counterbalance runs $17,900 to $39,900 depending on brand, and a new ride-on reach truck $40,000 to $80,000 plus. Used machines cost less and are financed too.
Do I need to own the warehouse?
No. Tenants can finance racking, forklifts and a fit-out, because the equipment secures the loan rather than the building. A longer lease makes lenders more comfortable with fixed works.
Can I finance a fit-out that includes building work?
Part of it. Movable equipment finances on its own value, while fixed works such as electrical and partitions may need a deposit or property security. The construction cost guide prices attached offices at $1,980 to $4,100 per square metre of office area, so get them quoted separately.
